ARE THERE ANY REQUIREMENTS FOR RENTING A PROPERTY?

  1. We have 3 criteria for our future tenants:

  2. Have a minimum monthly income of at least 3 times the rent

  3. Credit score of above 600 with no major collections

  4. Previous landlord verifications

  6. These criteria do not apply to students (might need a co-signer)

WHAT’S THE PROCESS OF SIGNING A LEASE?

  1. Submit an application on our website (application fee $20)

  2. Approval of credit and background check (an email will be sent)

  3. If approved, sign electronic lease (send by email)

  4. Set up tenant portal (instructions will be sent by email)

  5. Pay deposit and first month rent through tenant portal.

WHEN IS RENT DUE?

Rent is due at the 1st of each month. A late fee will be charged after the 5th.

WHERE CAN I GO FOR MAINTENANCE REQUESTS?

You can submit a request through your tenant portal. Attaching a photo will help the process. If it’s an emergency maintenance request (water pipe burst, no heating in winter, etc.) you can contact (845) 893-3284. Note that if it’s a life threatening emergency you should contact 911 first.

HOW DO I PAY RENT?

You can pay through your tenant portal. Notice that if you choose to pay by Debit/Credit card an additional fee will be charged. There is no fee for bank ACH payment.

CAN I PAY RENT IN ADVANCE ?

Yes, any rent payment paid in advance will show up as credit on your account

I FORGOT MY PASSWORD FOR MY TENANT PORTAL, WHAT DO I DO?

Contact the property manager by email or text and they will send you an email to reset your password.

ARE PETS ALLOWED?

Up to 2 small pets are allowed with an additional monthly fee (pet fee is $25 per month). A pet agreement should be signed together with a lease agreement. All tenants with pets must have renters insurance. Note that no aggressive breeds are allowed and all dogs must be approved by the landlord prior to moving in.

HOW DO I DISPOSE OF GARBAGE?

All trash should be disposed of on the city designated trash nights (if you don’t know the trash night on your street, you can ask the property manager). Any large items you want to dispose of, such as dresser, bed, mattress, etc. has to be coordinated with DGS (518) 434-2489.


The city's DGS will not pick up electronic items such as TVs and computers, those items must be discarded by dropping them off at the DGS building, there is no charge for that.

WHAT HAPPENS WHEN MY LEASE IS UP?

We will reach out to you as early as 90 days before the end of your lease to see if you would like to renew your lease.

I AM MOVING OUT. WHEN WILL I GET MY DEPOSIT BACK?

Within 14 days of the date we have the final inspection and receive all the keys. 
You will need to provide a mailing address for the deposit check.
